FACILITIES MANAGEMENT
The Facility Manager(s) (Operations Managers) are responsible for the strategic oversight of the building operations which includes works relating to servicing, routine maintenance, repairs and emergencies of its facilities. A summary of our Facilities Management Services include:

Compliance management of All Essential Services / safety Measures (AESMR).

Contract negotiation and management for all services including, lifts, fire and essential services, waste disposal, energy suppliers, gardeners, etc.

Contribute to the development and ongoing review of the long-term building maintenance plan.

Contribution to the development of the annual expenditure budget for maintaining building assets.

Performance and resource management for all staff e.g. building manager, concierge, cleaners, security etc.

Project management of major capital works including replacements and upgrading of building assets.
-
Support the owners corporation manager & committee to execute duties and or required obligations including the creation of a periodical building operations report.

Attendance of the required committee meetings and report on building operational matters

BUILDING MANAGEMENT
The Building Manager has overall responsibility for the smooth and seamless operation of the occupancy, safety and ongoing maintenance of the property which includes (but not limited to):

Ensure all Essential Services (ESM) are carried out and maintained as per the occupancy permit (including all service records)

Conduct documented weekly paths of travel as part of the ESM eliminating the cost of outsourcing this service.

Management of a maintenance schedule for ALL Non-Essential services including the prompt restoration of all utility services supplied to the building.

Ensure common areas are maintained in a serviceable and presentable condition.

Coordination and supervision of any professionals, tradesmen and/or contractors providing services relating to owners corporation property.

Ensure supervision of residents moving in or vacating the premises including checking insurance details of removalists and supervise their activity within the building.

Assessment of completed work aligned to scope of work and verification of invoice payments.

Provide improvement recommendations to the committee of the owners corporation e.g., safety, security, procedures etc.

Supervision of the performance for concierge, security and cleaning services (if applicable).

Provide assistance to OC Committee to carry out its duties, obligations and implementing decisions/policies/procedures relating to the day-to-day management and operations of the property

Being accessible and provide assistance to owners / residents including enforcing owners corporation rules.

Support the facilities manager for the preparation of a periodical building report.

Contactable after hours service for any emergencies relating to the building.
